Thank you for your interest in applying for one of our properties! There are two links in this email - the 1st link if for the Tenants and the 2nd link for the Cosigners. Please make sure you fill out the correct application.

Tenant Application:

  • Tenant Applications Cost $65.00ea. That fee pays for the Credit, Background, Eviction, and Income Verification Check
    • This fee is non-refundable.
  • Every adult over the age of 18, that will be living at the property, will need to fill out an application.
  • If your net monthly income is less than 2 times the monthly rent and your credit isn’t bad, we will ask for a co-signer.

Cosigner Application:

 

Application Instructions &  FAQ:

  • When it asks for the “Group Number”, enter the initials of the person who set the original showing appointment,  followed by the address 
    • Example: John Smith would be “JS123” for 123 Main Street.  All roommates and cosigners need to enter this same code when applying, so the applications are linked together to allow the “global” income to be considered; which only we see.
  • What you will need for the applications – please have all Roommates/Cosigners gather the following items so we receive everything, for all occupants, on the same day
    • Drivers License or state registered ID
    • Your bank account login information. (Don’t worry Resident Research can’t see your bank login info, neither can we). When you get to this part of the application, you don’t enter your login information, you will get a separate email  from Decision Logic to do so. Questions or concerns, call Dave at 267-800-9180.
    • Your last 2 months of paystubs
    • Contact Information for current & previous landlords
    • Picture of your pet if the Ad says pets are permitted

 

IPHONE USERS: We can’t read pictures you are about to take of your ID and paystubs unless you change your setting to “Most Compatible” before shooting the picture. In addition to uploading them on the application, please be proactive and email them without reducing size to Leasing@PhiladelphiaApartmentRental.com.
